In the 12 months to 9 Aug 2026, the Dubai Land Department registered 191,498 residential sale transactions worth AED 516.4B in total, down 3.1% by count and down 6.5% by value versus the prior 12 months. The median price of built residential property (apartments and villas) was AED 1,744/sqft, up 8.0% year on year. Off-plan sales made up 69% of registered transactions. Figures cover registered, completed sales only; the most recent weeks are still settling and are excluded from month-level trends.

Where the money is
Registered apartment and villa sales grouped by price, trailing 12 months. Homes under AED 2M are 69% of transactions but only 37% of the money, so most of the market's value sits in the higher bands.

Dubai's official quarterly residential price index, published by the Land Department. Reported as settled quarters, so it is not distorted by the registration lag that affects the latest weeks.

How to read these numbers
Every figure counts registered, completed transactions from official Dubai Land Department open data, not asking prices or listings. Prices are outlier-trimmed medians with an interquartile range, never averages. DLD registrations fill in over several weeks, so the most recent calendar months are systematically undercounted; for that reason this report leads with trailing 12-month and settled-quarter figures and excludes the in-progress edge month from month-level trends. Mortgages and gifts are tracked separately and never mixed into sale prices. Full definitions are on the methodology page (version 1.7, updated 2026-07-02).
