MCP server for Dubai property data

Connect Claude, ChatGPT or any other client that supports the Model Context Protocol to the figures on this site. The assistant can then look up Dubai prices, rents, yields and the monthly reports itself, from the same official Dubai Land Department open data and with the same sample rules as these pages, and cite where each figure came from.

Connect in Claude

The server is listed in the Claude Connectors Directory, so there is no URL to copy:

  1. Open the Dubai Real Estate Data listing, or in Claude open Customize, then Connectors, and search the directory for “Dubai”.
  2. Choose Connect, sign in with Google on this site, and approve Claude on the consent screen.
  3. Ask a question, for example “What is the median price per sqft in Dubai Marina?”.

Where the directory is not available, add it by hand: Customize, Connectors, Add custom connector, the name “Dubai Real Estate Data” and the server URL above.

In ChatGPT, add the server URL as a connector where your plan allows custom connectors. Any client that implements MCP authorization finds the sign-in on its own: the server answers an unauthenticated request with a standard challenge pointing to its OAuth metadata.

Sign-in and what the application receives

The server is free and requires a free account on this site. When you connect, the client sends you to this site to sign in with Google and then to a consent screen that names the application. After you approve, the application receives an access token that is valid for one hour and is renewed while you stay connected, plus your name and email address as listed on the consent screen. The tools only read published market figures; they cannot change your account.

To disconnect, remove the connector in the application, or delete your account data from Account and data, which also removes every connection. Details are in the privacy policy.

market_summary

Citywide figures over the trailing 12 months: median price per sqft and its year-on-year change, registered sales count and value, off-plan share, the latest DLD price index quarter.

Looks up Dubai areas (communities) by name and returns the identifiers the other tools take.

area_profile

One area over 12 months: median price per sqft with its change, sales, median new apartment rent and gross yield where published, and any bulk-registration caveat.

rank_areas

Ranks areas by median price per sqft, by ready-resale price momentum, or by apartment gross yield, each under the site’s sample thresholds.

monthly_report

A dated monthly market report, frozen as published, so a figure for a given month can be cited and stays the same.

Every result carries its provenance: source, data date, licence, the page it comes from and the methodology section that defines it. Medians below five observations are withheld, as on the pages; see the methodology.

Limits and availability

  • Read-only. Every figure the tools return is also published on this site.
  • Up to 60 requests per minute per network address; above that, requests are refused for a few minutes.
  • The server runs at no cost to anyone and can be paused, for example automatically if its use would exceed the hosting budget. A paused server answers with status 503.
  • Without an account, the same figures are available as llms.txt, markdown pages such as /market.md and JSON files such as /data/market.json.

Data and licence

Figures come from official Dubai Land Department open data and are published under CC BY 4.0: reuse is welcome with the credit “Dubai Real Estate Data (dubairealestatedata.com), based on Dubai Land Department open data” and a link to the source page. Use of the server is subject to the terms of use. This site is independent and not affiliated with, or endorsed by, the Government of Dubai, the Dubai Land Department or any government entity.
