Dubai property market, May 2026: median AED 1,738/sqft, up 10.0% year on year

In May 2026 the Dubai Land Department registered 9,977 residential sale transactions worth AED 23.7B. Over the 12 months to 31 May 2026 the median price of apartments and villas was AED 1,738/sqft, up 10.0% on the prior 12 months. Off-plan sales were 67.1% of the 12-month total. Figures count registered sales from official DLD open data, never listings or asking prices.

Compiled retrospectively on 15 Oct 2026, when this series of monthly editions began. It uses the register as it stood then, so its May 2026 count includes registrations that arrived after the month’s regular publication date.
