Why this exists

Most Dubai property numbers online come from parties with something to sell: listing portals publishing asking prices, brokerages publishing market reports that double as marketing. This site takes the other route. It computes everything from the official registers of the Dubai Land Department, the same records a title deed rests on, and publishes the method next to every figure.

What it is, and is not

  • Every number is a registered transaction, never an asking price.
  • Medians with interquartile ranges, never averages; small samples are suppressed.
  • No listings, no brokerage, no commissions, no sponsored rankings.
  • No sign-up to read anything: every published figure is public.
  • Everything is reusable under CC BY 4.0 with attribution.

Who runs it

The operator's public profile is being finalised and will be published here. The legal identity behind the site will appear in the privacy policy at the same time.

The site is independent. It is not affiliated with, or endorsed by, the Government of Dubai, the Dubai Land Department or any government entity, and it offers no investment advice.

How the numbers are made

The full method is public and versioned: population rules, outlier policy, suppression thresholds and the exact meaning of every metric live on the methodology page, and every dataset this site is computed from is listed under data sources. The site updates itself weekly from the DLD registers.
