Read this before the numbers
Mortgage figures are registered loan amounts, not property prices, and gift figures are the valuation of the gifted property. A loan-to-value ratio cannot be derived, because the data does not link a mortgage to a specific sale. These numbers measure financing and transfer activity, not the price of buying a home.
