Dubai property market, August 2025: median AED 1,625/sqft, up 6.8% year on year

In August 2025 the Dubai Land Department registered 18,002 residential sale transactions worth AED 45.7B. Over the 12 months to 31 Aug 2025 the median price of apartments and villas was AED 1,625/sqft, up 6.8% on the prior 12 months. Off-plan sales were 60.3% of the 12-month total. Figures count registered sales from official DLD open data, never listings or asking prices.

Compiled retrospectively on 15 Oct 2026, when this series of monthly editions began. It uses the register as it stood then, so its August 2025 count includes registrations that arrived after the month’s regular publication date.
