Dubai mortgage calculator
A quick estimate of the monthly payment on a Dubai property, with an interest rate you choose, and how your loan compares with the Central Bank's public loan-to-value limits. Start from the median price of a ready apartment in any area, or enter your own price. Optional checks add the cash you need at transfer, including a bank valuation below the price and DLD's fees, and how the payments compare with your income. This site shows no bank rates or offers and recommends no lender.
Estimate
Enter a price, a down payment, an interest rate and a term to see the estimate.
Information only. This is not a loan offer, a pre-approval or financial advice, and it names no lender. Banks set their own rates, fees and limits, and passing these checks does not mean a bank will lend.
How the estimate works
The monthly payment is a fixed-rate annuity: the loan (price minus down payment) repaid in equal monthly instalments over the term at the rate you enter. Real mortgages in the UAE often start with a fixed period and then follow a variable rate, so treat the figure as an order of magnitude, not a quote.
The loan-to-value check compares your loan with the maximum the Central Bank of the UAE allows for your buyer profile (Regulations Regarding Mortgage Loans, C 31/2013): for a first home, the limit is lower above AED 5 million, and off-plan property is capped at 50% for every buyer. At exactly AED 5 million the published texts of the regulation differ, so the calculator applies the stricter limit. The maximum term is 25 years (CBUAE, Regulations Regarding Mortgage Loans (C 31/2013), Article 3). These are limits for lenders, not offers: banks measure the ratio against their own valuation of the property and often set stricter terms. The limits were last checked against the Central Bank's rulebook on 3 Nov 2026; a limit that has not been re-checked for 180 days is no longer shown.
Cash needed at transfer adds the Dubai Land Department's published fees to your down payment: the transfer fee of 4% of the price, which DLD's schedule splits equally between buyer and seller, 0.25% of the loan to register the mortgage, the registration trustee's fee (AED 4,000 plus VAT from a price of AED 500,000, AED 2,000 plus VAT below), and the title deed and map fees (sale and mortgage schedules, checked on 3 Nov 2026). If you enter the bank's valuation and it is below the price, the loan limit applies to the valuation, and the part of your loan it no longer covers is added to the cash you need. Off-plan purchases register under a different DLD schedule, so their fees are not estimated.
The income check divides all your monthly debt payments, including this loan, by your gross monthly income and compares the result with the Central Bank's limit of 50%, at your rate and at 2 and 4 points above it, the range in which banks must stress-test the loan. It also compares the loan with the cap of 7 times annual income for expatriates and 8 times for UAE nationals (CBUAE, Regulations Regarding Mortgage Loans (C 31/2013), Articles 2 and 3). Banks also count living costs and may apply stricter terms, so a result within the limits is not an approval.
Not included: agency commission, bank arrangement and valuation fees, insurance, and service charges. The area prices are the median price of ready apartments sold over the last 12 months, from registered DLD sales; a typical value, not a valuation of any property.
