# Dubai mortgage calculator — Dubai Real Estate Data

> Estimates the monthly payment on a Dubai property with an interest rate the user enters, and compares the loan with the Central Bank of the UAE's public loan-to-value limits. Information only: no bank rates, offers or recommendations.

## What it computes

- Monthly payment: fixed-rate annuity, loan × r / (1 − (1 + r)^−n), with r the user's annual rate ÷ 12 and n the term in months.
- Loan = price − down payment; total interest = monthly payment × n − loan.
- Loan to price, compared with the maximum loan-to-value for the buyer profile below.
- Starting price (optional): the median price of a ready apartment sold in the chosen area over the last 12 months (registered DLD sales, areas with at least 5 sales; https://www.dubairealestatedata.com/affordability).
- Everything is computed in the browser; nothing the user enters is sent or stored.

- At exactly AED 5 million the published texts differ ("less or equal" in Resolution 31/2/2020, "less than" in the consolidated text); the calculator applies the stricter limit.
- These are maximum limits for lenders, measured against the bank's valuation rather than the purchase price; banks often set stricter terms.
