# Methodology — Dubai Real Estate Data

> Version 1.7 · updated 2026-07-02. Every published number links to the section that defines it.

## The rules in one block

- Medians, never averages, always with the interquartile range (IQR).
- Price per sqft covers built residential (apartments + villas) only; land and whole-building deals are excluded from psf.
- Sales, mortgages and gifts are separate populations; a mortgage's registered amount is a loan amount, not a property price, and LTV is not derivable.
- Sample guards: below 5 observations a metric is suppressed ("insufficient data"); 5–19 carries a "low sample size" flag.
- Gross yields publish only with at least 15 rent and 15 ready-sale observations AND a result inside the 2–15% sanity band.
- Registration lag: DLD filings settle over weeks, so month-level trends exclude the in-progress month and headline stats use 12-month windows.
- Outliers: absolute sanity floors + a P1–P99 psf band per (year × property type × registration type), refreshed weekly, versioned here.
